Video marketing is the wave of the future. They say a picture is worth a thousand words. If that is true how much is a video worth? According to Dr. James McQuivery of Forrester Research a one minute video is worth 1.8 million words.  Imagine being able to convey a 1.8 million word message to a consumer in just 60 seconds. Social media sites like You Tube are allowing real estate professionals the opportunity to create messages and have them go viral all over the internet. One statistic that You Tube likes to tout is that in the very near future 90% of web traffic will be video.  This may or may not be true but what we do know is that buyers and sellers search the internet and are drawn to videos. But what better way to advertise a home for sale than to have the homeowner tell its story. Here are some video marketing ideas that you can do to help your agent sell your home: Give the buyer a personal showing Grab your camera or smartphone and take prospective buyers on a walking tour of your home and go ahead this is your chance to brag. Go on a neighborhood tour Drive or walk through your community pointing out areas of interest like schools, businesses and parks. Get a few video testimonials Bring your camera to the best advertising there is for the area; the neighbors!  Capture video testimonials from friendly neighbors touting why it is such a great place to live.

If you are a seller, you need to know how buyers think. A study by the National Association of Realtors asked buyers who they are, why they need to buy, and what would make them buy. Here is just a few highlights from that study which provides detailed insight into the home buyer's experience with this important transaction. Here are highlights from that report.

  • Sixty-six percent of recent home buyers were married couples—the highest share since 2001.
  • For forty-two percent of home buyers, the first step in the home-buying process was looking online for properties. While fourteen percent of home buyers first looked online for information on the complete home buying process.
  • The use of the Internet in the home search process rose slightly to ninety-two percent.
  • The typical home buyer searched for 12 weeks and viewed 10 homes.
  • Eighty-eight percent of buyers purchased their home through a real estate agent or broker. This share steadily increased from sixty-nine percent in 2001.
  • Eighty-eight percent of sellers were assisted by a real estate agent when selling their home.
  • Two-thirds of home sellers only contacted one agent before selecting the one to assist with their home sale.
  • The share of home sellers who sold their home without the assistance of a real estate agent was nine percent. Forty percent knew the buyer prior to home purchase.

Walkability in a home's location may increase the sale-ability of the home. Walkable urban areas are showing signs of becoming the strongest housing market. The real estate website feature "Walk Score" lets buyers know how close each home listed is to shops, restaurants, and community parks. Market reports show that home values in walkable neighborhoods are greater than in the car dependent suburbs. On average, a home in a highly walkable neighborhood can bring in almost 60 percent more in residential rent annually than homes in neighborhoods where cars are a necessity. People's interest in walkable neighborhoods is becoming more popular with the trend moving towards healthier lifestyles that include walking, bike riding and ride sharing. Many new developments now include high-density residential areas located where retail and office space is all within walking distance.

They say a picture is worth a thousand words and we often focus so much on the photos of our home that we put little emphasis on the words that are used in Words are powerful and because the multiple listing service limits the amount of words that can be used in a listing it is important to make them count. Here are some words and phrases to bring in the buyers: Create an emotion: Buyers buy on emotion so be sure to tell them what it is like to live in the home. Paint a picture of sitting by the fire or entertaining in the open floor plan. Use specifics: Don't just say new or updated. If the kitchen boasts high-end appliances tell the potential buyer the brand name. Describe the shelves and racks in the walk-in closets or the brand name replacement windows. Highlight location: Is the home blocks away from stores, transportation or can you see the beach from the bedroom window? If so, tell the buyer exactly how close it is to desirable amenities and community resources. Update the listing: Change up the wording if the house has been on the market for a while. Try highlighting some different features. Don't forget to remove the comments about the Open House or how the listing "won't last". The words that describe your home can be just as important as the pictures so make sure that you use every character allowed to highlight the features and bring in the buyers.

Today's homebuyers are savvy and they know what they want. If you are looking to get top dollar or a quick sale you will want to make sure you home has what it takes to meet the high standards of today's buyers. Here are a few things that top buyer's lists: 1. Smaller: Believe it or not buyers are purchasing smaller homes but that doesn't mean they are sacrificing for smaller spaces. Open and flowing floor plans are big hits with buyers today. 2. Energy Efficient Appliances: Buyers know energy efficient appliances save money and they want them in the home they purchase. 3. Storage: Who doesn't love storage? Built-ins, custom closets and shelving sells homes. 4. Outdoor living space: Living space on a deck or patio increase the square footage and usable space and buyers are looking for a private outdoor area to relax and entertain. 5. A kitchen with eating area: Kitchens sell homes. Buyers want a large kitchen with a designated eating area. 6. Home office: More and more people are working from home and need a place to work that is away from the hustle and bustle of the main living area. Think about inventive ways to use space in your home to show a buyer that your home has everything they want. You may want to use a home stager to help you showcase these areas.
